What is Land Grading?

Land grading is the process of shaping and leveling the land to a specific slope or grade. This can be done for a variety of reasons, such as to prepare the land for construction, redirect water away from buildings, prevent erosion, or improve the appearance or functionality of the landscape. Land grading involves moving and redistributing soil and other materials to create the desired slope and elevation. It is often performed by grading contractors using heavy machinery, such as bulldozers and graders.

If I Grade My Land, What Benefits Will I See?

Grading or regrading your property can be very advantageous, even when it isn’t legally required.

  • Makes your yard more enjoyable by filling in uneven areas and allowing for easier walking and running
  • Redirects water away from buildings, helping to prevent water damage and erosion
  • Prevents drainage issues for plants and trees, protecting them from rot
  • Can be done for aesthetic purposes, giving your landscape a new look
  • May be required by local regulations for new construction
  • Can improve the overall functionality of your outdoor space
  • Can increase the value of your property
Do I Need Grading?

There are several reasons why you might need property grading:

  • Soil erosion: Visible erosion, such as trenches or washed-away soil, can be fixed with grading and an erosion control plan.
  • Flooding: Proper grading can help redirect water away from buildings to prevent flooding and damage to foundations.
  • Insurance coverage: Improper grading may result in denied insurance claims for flood or water damage.
  • Neighboring properties: If your property's grading causes water to run onto your neighbors' properties, you may be held liable for their drainage issues.
  • Plant health: Improper grading can lead to uneven watering, causing some areas to be too dry or others to have standing water. Grading can help ensure that plants get the right amount of water.
